Selling in the Fall/Winter?

It is a common misconception that if you list in the fall/winter, you will most likely receive lower offers and have to wait longer for the right offer. That mindset often keeps people from listing their home, but it all comes down to supply vs. demand.  During the holiday season the inventory is lower, yet the demand remains very strong in our market. We don’t have a harsh winter like northern states that would make it less desirable to move anywhere outside of your warm living room. Often buyers are renting and have a lease that is coming up at the end of the year. This gives you a huge pool of potential buyers making the switch from renting to becoming homeowners. Also the competition for homes similar to your is lower and therefor will allow you to command top dollar by not having to adjust to new homes near you on the market. Your home will typically sell faster and for a higher amount because the supply is low and the demand is high for homes just like yours! I know it might not be the most fun thing to do, but it could earn you more profit and you might have fewer hassles as a result. Give it some thought and if you would like to chat about the value of your home in the current market or why now might be the right time,  I would be happy to speak with your in detail. Rent vs. Purchase

A lot of people continue renting because they don’t feel like they have enough money for a down payment on a home. Lenders have access to so many options and the down payment can be as low as zero down! There are also many down payment assistance programs available to buyers and working with a lender can determine what your down payment will be. Thomas Brown, Mortgage Consultant, NMLS 1469944 – FM Lending Services is a fantastic lender with many options at his disposal for you. Contact me today and we can get the process started. 919-229-2051 or jburns@fmrealty.com

The cost of pricing your home too high

Most people think that they can price their home higher than market value and negotiate it down when offers roll in. The problem with that is your home gets overlooked because it is priced higher than the comparable properties. This means your home sits on the market longer and eventually costs you more money by the time it sells. This misconception is often the very strategy that some agents use to get your listing. They tell you the home is worth more and that looks good on paper, but after it has been on the market 30 days, it starts to sink in that you were taken advantage of. Let me provide you with the statistical information you need to make an informed decision on your home. The numbers never lie and will tell you all you need to know about the market value of your home. Contact me today 919-229-2051 or jburns@fmrealty.com
